Description of the building
The Lippenhof, a 250-year-old listed Black Forest farmhouse in the Gutachtal architectural style, is nestled in meadows, fields and pastures at an altitude of 900 metres in a small side valley near Unterkirnach in the Black Forest-Baar district.
After the farm was converted to pure suckler cow husbandry in the 1980s and the barn and animal husbandry were moved out of the building, the barn, where the hay used to be stored, stood empty for years.
It was now to be converted into living space. The extension and conversion was carried out according to the house-in-house principle. An independent 120 m² flat was created over two floors - recognisable from the outside only by two roof glazings - at a distance from the existing roof. This allowed the old roof construction with beams and roof cladding to be retained.
The new living cube has floor-to-ceiling glazing almost all round. The glass walls allow a clear view of the roof cladding from every room. Even from the bedroom on the second floor, you can let your gaze wander into the roof via a gallery. For privacy, all window fronts can be covered with opaque curtains. A three metre wide walkway runs around the living cube, which serves as an all-round conservatory. The strip lights set into the roof and the large window front on the south side provide plenty of natural light.
Heat is provided by a wood-fuelled underfloor heating system, which was connected to the existing heating circuit of the existing building. The floors consist of a smoothed and oiled screed.
Throughout the flat, there is only one floor-to-ceiling wall in the bathroom for the entire building services. All other rooms are partitioned off by furniture.
An additional 85 m² holiday flat has been created in the existing extension to the barn. This is also designed as a living box, with a glazed front to the entrance area, which can also be covered as required. It has two bedrooms, an open-plan living and dining area and a separate terrace.
Bottom line
Successful conversion and renovation of an old listed Black Forest farmhouse. Renting out the holiday flat provides the owners with another of their four financial pillars in addition to farming with Angus cattle, forest management and a photovoltaic system for energy generation.
